Privacy Policy

This policy explains what data MortgagePulse.uk collects, how it is used, and your rights under the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018. The data controller is MortgagePulse.uk, reachable at hello@mortgagepulse.uk.
1. What data we collect
Analytics cookies
We use Google Analytics 4 (GA4), operated by Google LLC. GA4 uses first-party cookies (_ga, _ga_*) to collect anonymised data about how visitors use this site, including pages visited, time on site, and referral source. IP addresses are anonymised before storage. Data is processed by Google in the United States under Standard Contractual Clauses (SCCs). The legal basis is your consent (UK GDPR Article 6(1)(a)), given via the cookie banner shown on your first visit. You may withdraw consent at any time by clicking “Decline” in the banner or clearing your browser cookies.
Google Analytics cookies are only set after you accept. If you decline, no analytics cookies are placed and no data is sent to Google.
Newsletter subscriptions
If you subscribe to the monthly newsletter, we collect your email address and the date/time of subscription. This data is stored in AWS DynamoDB (eu-west-2, London region) and used solely to send the monthly UK housing market email. The legal basis is your explicit consent (UK GDPR Article 6(1)(a)). You can withdraw consent and have your data deleted at any time by clicking the unsubscribe link in any email, or by emailing hello@mortgagepulse.uk.
2. What data we do not collect
- We do not use Facebook Pixel or any advertising tracker
- We do not collect names, phone numbers, or payment data
- We do not profile users or build individual user records
- We do not sell or share data with third parties for marketing purposes
3. Third-party services
The site is hosted on AWS Amplify (eu-west-2). Standard AWS server logs (IP address, request path, timestamp) may be retained for up to 90 days for security and operational purposes. These are not used for analytics or marketing.
Newsletter emails are sent via Amazon Simple Email Service (SES), also in eu-west-2. AWS is certified under the UK International Data Transfer Agreement (IDTA).
Google Analytics 4 data is processed by Google LLC (US). The transfer is governed by Standard Contractual Clauses approved under UK adequacy provisions. For more information, see Google's Privacy Policy.
4. Your rights
Under UK GDPR you have the right to:
- Access the personal data we hold about you
- Request correction of inaccurate data
- Request deletion of your data (“right to be forgotten”)
- Object to processing based on legitimate interest
- Withdraw consent at any time (for newsletter subscriptions and analytics cookies)
- Lodge a complaint with the ICO (ico.org.uk)

5. Changes to this policy
If we make material changes to this policy, we will update the “last updated” date above. Continued use of the site after changes are published constitutes acceptance.
